fix+chore: NSPD migration applied to prod, README trim, analytics backlog +5
- Применена миграция 63_schema_nspd_runs.sql вручную через MCP
(тянут init-скрипты только при первичной инициализации БД).
Чинит 500 на /api/v1/admin/scrape/nspd/{runs,logs,coverage}.
- README: 724→148 строк. Выкинута операционная история апреля,
443-sweep инструкции (теперь через admin UI), таблица 43 таблиц
(есть в графе памяти), step-by-step onboarding (есть в #11).
- 5 новых issues по аналитике: #17 velocity-anomaly, #18 ekb_districts
median refresh (bug), #19 competitor-360, #20 mortgage-rate
sensitivity, #21 cad_buildings фильтры в Site Finder.
- Закрыт #4 (Sentry release tracking — реализовано в 25b7303).

ship #13-16: multi-target Dockerfile, per-object drill-in, CRM pipeline,
442-sweep instructions
#16 Dockerfile: runner (lean, 1.6 GB) + runner-with-chromium (2.9 GB).
Compose + deploy.yml pushes 2 GHCR images. Backend saves 1.3 GB.
#15 5 backend object endpoints + /analytics/objects/[id] page (gallery,
POI table, sale chart) + sparkline-driven PrinzipObjectsTable.
#14 prinzip_leads/deals + 2 MVs. Import script with PII-hashing &
--inspect-only mode. 3 funnel endpoints + Sankey/Monthly charts.
#13 README section with UI/CLI/SQL for 442-object sweep.

- README: status table updated to 2026-04-26 (gendsgn.ru pending DNS,
Sentry live, healthchecks all green, multi-stage images deployed),
added ops/ and backend/db/init/ to repo layout, "operational gotchas"
section (restart vs --force-recreate; reset --hard clobbers manual edits).
